In Cassine village at least 2 lots sold this summer for around $200 to $250k.
Two others had sold earlier in the year. These lot are within 1/4 mile of the beach and an easy walk to the public access. There are only 2 other lots for sale in there now.
In the Preserve of Grayton Beach there were 2 lots for sale for $175k and $169k which is the lowest price since the initial release. I also notice that those lots are no longer listed for sale-sold?
hmm-the bottom feeder bargain hunters have been busy.

Build out deadlines are irrelevant in this market. There is no way any of these developers are going to buy back lots that they will then need to resell in a market that is already flooded with inventory.

PRESERVE has about 5 more years on build-out, for what it's worth!

Hi, we were one of the ones who bought a lot in Cassine this summer. There is no build out time. We're very excited!
got any pics?

Thanks to you, Bobby! You were great to work with. Hopefully, we'll start building next year! Can't wait.

Is Cassine in Seacrest?

Is Cassine in Seacrest?![]()
Cassine is across fron One Seagrove. It is one of the best deals on the beach. 2 pools 2 tennis courts and a very cool nature trail that winds all over to Eastern Lake. The beach is directly across the street. A little diamond in the rough!

How are you guys doing? You were a pleasure to work with as well. I wish they all were soooo smooth! It was a perfect fit.

With all this BS about beach access, wet sand and all that, it appears to me that any land that is not gulf front will soon be almost worthless.
Thoughts?

We're great. Eric and I are so excited about building there - we can hardly wait! You are right. I certainly believe it was meant to be!

Geez, I hope not . . .
Bobby J., One Seagrove is the closest public beach access point from our lot, no? The Sugar Cliff (?) one that got taken away was further down, correct?

That is my concern with the "private" beaches and accesses. Many neighborhoods are set up to walk down the street to the access and the non-beachfront rental pool will dry up very quickly if they can't get to the beach.
IMO none of this "crowding" would be an problem if they didn't keep maxing out the unit numbers and building bigger and bigger developments w/ access to proportionately smaller and smaller beachfront areas.

The One Seagrove is the closet one. I believe Cassine has one more that can still be used. As far as the beach access and the public go, folks need to get involved. I will go to "any" beach at "any" time and plop myself down "anywhere".

Essentially I agree that a communities property value will be significantly affected by its access to the beach AND its right to use the beach.
For example, the communities of Sugarwood Beach and Grove By The Sea in Seagrove Beach have both good access and public beach rights. Their public accesses are to the beach in front of Sea Highlands ( that is where the owners built their seawalls on the public beach) which is all public.
Also, Palmeira Villas and Cassine Village in Seagrove have the pubic access by One Seagrove Place. All the over 300 feet of beach in front of One Seagrove Place is public beach.
Anyone bargain shopping for property needs to know not only where the public access is but also if the beach at the end of that access is public.

The Sugar Cliff access (formerly a public beach access) is to the east of One Seagrove. It was directly across from our Cassine townhome...we have a clear view of it from our upstairs balcony. Unfortunately it's public no more

Two years ago the above statement could have read, "With all this BS about hurricanes, seawalls and all that, it appears to me that any land that is gulf front will soon be almost worthless."
I would not bet on either scenario coming true, but the second one is far more likely. Mother Nature will trump the court system every time.

How can an access go from public to private?I am not sure but you can watch it as it happens with the one between WaterColor and Seaside as we speak. Seems Watercolor is building showers etc on what was the parking lot for the public walkover and will probably start claiming it in the very near future.

I believe that this access is being improved by the TDC, including restrooms, for public use.
