I have a client that needs to rent home on the canal. Home is 3 bedroom 2 baths. It has 2 living areas and could be a 4th bedroom. Home is located at 259 Morrison ave. It has a pool and is on the soon to be dredged deep water canals of the Daughettes. I have the home listed for $550,000. It is 2100 square feet. They are asking $2000 per month. Please pm if interested in seeing property.

Yet another person with a home listed for 250+ times the going monthly rental rate.... Is there any wonder why the RE market is dead???

Rule of thumb has always been closer to the 120-150 range if I am not mistaken... Seems to me his house is priced double its worth... sounds like all the houses in this area...

Or the price $250k-$350k...

If you look into it a bit deeper, rents reflect todays costs and what people can afford today...

Home prices can be put off or even put into a neg amortization loan... so the price may not really reflect what the demographics can currently afford... which I would argue is definately the case in todays market...

You see a ton of homes bought on short term interest for what was hoped to speculative huge short term gains... That is no longer occuring so one must scratch their head and say....

Why would I pay $4000+/month to the bank to buy (actually just renting from the bank) this home... when I can rent it from the landlord for half the cost.... especially when the value of this home is not going up and may just be going down over the next couple/few/half dozen/dozen years....

Obvioiusly this is all just the humble opinion of a local observer who is enthraled with the amazing run and what seems to be eminant collapse of the RE market....

I cannot help but bring up a point I made several months ago, and that is the weakness of the US dollar. America is really on sale now !! The value of the dollar vs the euro has collapsed. Have any of the R/E agents out there seen any foreign interest in property here ? Or have you heard of foreigners looking in Naples or Boca or other areas of Fla ? If I was an agent I definitely would explore hooking up with an overseas agency to market properties here in South Walton. America is still the safest and most secure nation on the planet and if you want to own property, we seem also to have the most "owner friendly" laws as compared to other countries. And besides we have the best beach and friendliest people !! I definitely would recommend that agents investigate a "foreign connection".

I am trying to help someone sell their home. The comp values are all over the board. I understand your mission and putting your point of view out. This is why we have this board. Have you been to the property or do you wait for someone to post these and then throw out your two cents? Do you know the market where this home is located? Do you know they are dregging the canals? Did you know from the backyard you can go anywhere in the world? Have you ever taken a boat up the canals to Peach creek and looked at all the beautiful things this area offers??? It seems we have a bunch of people that love to spout off the latest thing that have read in Newsweek but never even look at the products they seem to know so much about. I thought this SoWAl site was going to be a place to post my listings and try to help people out. It seems I get the peanut gallery everytime I try. Maybe we could have a section where people want to beat everything up and then we could have a section where some of us could share our properties and not feel like everytime you post someone throws out their trash on it. This is a nice home at a fair price and the people deserve a chance for it to be looked at by folks that do not feel like the sky is falling.

I think too many people are hooked on the notion that all homes must be good rental investments. Homes are not always bought because they would make a good rental investment. When you rent a home in this market, you may save money, but some people want the lifestyle of owning their own home, and being able to do with it as they wish. You don't like the seafoam blue paint, paint it. You are want a pet, get one. Sure renting has some perks, too, but owning is not all bad.

Bobby, please stop talking about how nice Daughettes is -- people may start buying back there. I like to keep Daughettes like SoWal -- on the down-low for cool people only. ;-)

Bobby, show the naysayers the home, and they will retract their posts. They don't have a clue.

Deep-water dockage in SoWal with unobstructed access to the Intracostal is difficult to find ? not to mention that most of the Daughettes properties have excellent elevations. I like that area a lot.:lolabove:

Is $85k for a 72x120 lot with water tap paid, access to Peach Creek, no build out, paved roads a good deal? 1 mile form 395.

Welcome... Are you kidding me? I have been broke in a long time ago. I have clients that have asked me not to put their stuff on this site because of the spin it gets. This home is the best deal on the market in this area IMO. The most frustrating thing is some of these folks have never been to any of these properties. What if an artist was to post his show on here and I was to scream out, "here we go, another artist trying to sell his stuff. Only 15 minutes of slapping some paint around. Looks like something not worth half the value"! Who am I to declare the value of something. Especially something I know nothing about. I would imagine if I followed every thread and commented behind it some negative comment Kurt would eventually get upset. I think we should all be able to debate the real estate issues. We all have opinions on this one (lets all remember what opinions are). It just seems if you want to debate it save it for the many, many threads on real estate. Do we have to beat up the ones where someone is just trying to sell or rent something?

It depends. I would need to "see" it but so far it sounds real good.

no bobby, i got the best deal on the market with my new house;-)

i know this house quite well, almost pulled the trigger on it, but it was a little past my means. it's a beautiful house with features anyone who's lived in pt. washingotn area or anywhere for that matter, covets; canal, pool with integrated hot tub, shaded circular drive, large shed, huge brick deck, pool bar...

the person who rents this house will be quite happy.

It's a total of 88 lots in the New Peach Creek subdivision. At 85K a lot with full infrastructure completed by closing sounds like a good deal to me? Are there any communities out there south of the Bay 5 minutes to the beach with no build out at this price?

Yes, but that should be a new thread. This hi-jacked thread is regarding the home for rent. Please start a new thread.

This is a really nice house - we noticed it when it came up for sale and thought the price was really great, too. If we could sell one of ours...:funn:
I'm surprised it has not sold, but am sure it will. It's not just another spec home built specifically for profit, it is a real house with a great setting and yard.

Go, Bobby!
