$600,000 below appraisal

My wife and I have just found out we are having a baby boy in April, our third child and first son. With three kids we have decided to move back up to DeFuniak where we have a lot more family help. So, we are pricing our wonderful home to move quickly so that my wife can nest as soon as possible. Obviously I know the appraisal done in April of 2006 for $1,965,000 is not indicative of market value today, but it is still priced $600,000 below that appraisal. The home has approximately 3,200 square feet, a large swimming pool, putting green and dock where I kept a 21' boat all summer on Eastern Lake. The home has 4 Bedrooms and three bathrooms with a lot of upgrades throughout the home. Being on Eastern Lake has been great since the kids could ski and fish in the lake. I toured that house twice when it was on the market then, and it is quite an ideal home for entertaining. Grayt layout. Definitely a dream house. If the timing was right for moving permanently, and they threw the dog and cat in, I may have bought it. :lol:

Just wanted to ask everyone to keep this one in mind. We are just shy of 3 months out from our new arrival and we would love to find this home a new owner before that time.
