5074 acres? How is that possible?

There must have been a typo in the county commission agenda. The project site was 5.74 acres when the proposal went before the planning commission.

So what does everyone think of this - that is a scarey intersection to add that much traffic that guest for 125 rooms and a restaurant will bring... it gets crazy with the road coming from Shades even in the off season IMHO

I'm just thinking of all the additional traffic this will add to 30a (aka Front Beach Rd. west.) Also, there is the hotel in Rosemary which is set to open this year (55 rooms). When is the madness going to stop?

See, that's what happens when you let them demolish the Seagrove Villas.

There is a 2nd Donut Hole going in there as well as an "upscale" shopping plaza. Inlet Beach is going to look quite different in a few years.

Donut Hole? Oh , no. That's risky for me. One of the good things about how long it takes to get from Eastern Lake to the old one is that I'm not stuffing my face there all the time.

Ha! I completely agree, Treefrog! It's an old tradition for my brothers and I, whenever my elder brother is in town we wake up early and drive to DH to pick up donuts before anybody else is up... it's a special treat since it's so far away--I can't have it all the time... Inlet Beach is waaay too close for the comfort of my waistline...

"Very Hip" Resort Complex Coming - Atticus Real Estate
Monday, December 15th, 2014
ROSEMARY BEACH — The beach communities along County 30A in South Walton rival popular destinations in the Caribbean, Dallas developer Mark Humphreys said.
“If you travel to some of the Caribbean islands like the Caymans or Turks and Caicos and Anguilla, these little towns along 30A have better atmosphere and the beaches rival those locations,” Humphreys said. “It’s a great place. You don’t find beaches like that probably anywhere in the world.”
That increasing demand for vacation accommodations along 30A is the bedrock for The Inn on the Gulf, a new luxury resort development aiming to open next spring at the intersection of U.S. 98 and 30A near Rosemary Beach.
Humphreys, the chief executive officer of Atticus Real Estate Services, the company behind the project, said during the busy spring and summer months, it’s often difficult to find a vacation rental along 30A.
“There’s nothing available in season. … There’s just nothing available,” Humphreys said. “We’ve been developing homes in the 30A market for some time now … and we’ve been seeing a lot of success in leasing homes. The weekly rental is what we’re going for.”
Site work already has begun for the complex, which will feature 68 two- and three-bedroom, condominium-style units. He expects construction to begin in about a month, following an official groundbreaking ceremony.
The project is joined by several others in the Rosemary Beach/Inlet Beach area along U.S. 98, in what developers are calling the “Gateway to 30A” in east Walton County, near the Bay County line.
Other projects going vertical along the corridor include the 16.5-acre commercial retail center “30Avenue,” headed by CorrGroup Inc., and a 17,000-square-foot retail center called “The Crossings at Inlet Beach.”
“The four corners at 98 and 30A are now being developed,” Humphreys said. “We are being very respective of the area and want to do indigenous planting and very nice developments.”
The design for The Inn at the Gulf is hip and modern, with environmentally friendly solar panels, recycled glass countertops and other “green” features. Negotiations are also underway to open an on-site restaurant, which would carry the same upscale design concept.
“It will be in character of 30A and Rosemary Beach, but a little more modern in style,” Humphreys said. “It’s a very hip kind of place. It’s going to be very high-end.”

Final approval granted for Inlet Beach hotel
Mar 29th, 2013
By DOTTY NIST
Inn at the Gulf, a hotel and restaurant development proposed for the southwest side of the CR-30A/U.S. 98 intersection adjacent to Rosemary Beach, has garnered final approval.
The decision took place at the March 26 Walton County Board of County Commissioners (BCC) meeting at the Walton County Courthouse in DeFuniak Springs.
The project is to consist of a total of 14,338 square feet on the 5.74-acre project site, and there are to be 125 rooms in the hotel.
Part of the project site is classified Neighborhood Infill and part is Village Mixed use,
Concerns aired regarding the project at the planning commission level regarding lock-out doors were satisfied by the elimination of 25 doors from the proposal.
During citizen comments at the March 26 meeting, Mary Nielson expressed concern that renters staying in the hotel’s two-bedroom suites would be bringing more than one vehicle, possibly overloading the parking area.
Proponents of the project responded that 50 parking spaces above those required by code were being provided.
In response to a question, they also said that buffering was being provided per code—and that a photometric study had been done regarding a fence that would accompany the buffering in order to make sure that lighting would not cause disturbance to adjoining property.
The proposal was approved in a 4-0 vote following a motion by District 1 Commissioner Bill Chapman.

Hi, Kurt, thanks for update photo.
I think the number of units for the hotel may have been reduced since the original approval in March 2013.
The following request was on the Technical Review Committee agenda for June 4, 2014. I tried to see if this was approved, but those minutes are not up.
4. Inn on the Gulf - Project number 14-01300015 is being reviewed by Brian Underwood. This is a Less-Than-Minor development order application submitted by Total Concept Management, LLC, requesting revision of the previously approved interior architectural plans for the limited lodging facility, for approval to construct a 68-unit limited lodging development to own and operate, on 5.74 acres with a future land use of Village Mixed Use/Neighborhood Infill. The project is located on the southwest corner of the intersection of CR 30A and U.S. Hwy. 98 and is identified by parcel number(s) 36-3S-18-16100-000-0520, 36-3S-18-16100-000-0550, 36-3S-18-16100-000-0510, 36-3S-18-16100-000-0570, and 36-3S-18-16100-000-0580.

What is a less than minor development?I believe that is just a label for a small change. In this case downsizing number of rooms.

Doubt they are going with "Rosemary Pointe". The folks at Rosemary Beach seem to think the word "Rosemary" belongs exclusively to them
