Willing to pay $325 a sq ft and cash close in 14 days no contingencies for a home in Watercolor. If your serious about selling, email me pics if you have them. Thanks, looking to buy this week!
Considering the results of the auctions this past weekend - why should the auction company get a 10% premium? keep that for yourself.
Roebuck Auction results:
1340 Western lake drive 2561 sq ft home high bid was 765k - 298 sq ft (plus 10% auction premium)
PAG auction:
62 THICKET WAY 1895 sq ft home high bid was 500k - 263 sq ft (plus 10% auction premium)

There is one listed as pre-construction in WaterColor, priced at $337.44 per sq foot. Sounds like you need a good Realtor.

Joe - Thanks, I saw that one and that would be ideal but the 9 month+ closing waiting for the home to be built would be the problem. If you know of anything else let me know!

It sounds like the auctions generated the price your looking for. Why did you not bid?

I guess you can present some offers, with maybe a note of the recent sale at auction.

The market is in an unusual state--the houses quoted above couldn't sell so they are going at auction for $300 per sq ft. Yet, a house in phase I just sold after 7 days on the market for over $600 per sq ft.
Go figure.

Not quite right. It was the caviar and champagne snacks at the open house. Sorry you missed it.

What I also find interesting about those auction prices is that they put a value of $0 on the underlying land. It costs $250 to $300 per sq ft to build a nice home in WC. I also believe both the houses were furnished. The buyers are paying for the cost of the house and paying nothing for the lots. Those comps will be nice for WC owners to use next year if they choose to argue property tax appraisals with the County assessor. Walton County could be in for a serious tax revenue shortfall if appraisals follow actual prices down as they should.

Walton County could be in for a serious tax revenue shortfall if appraisals follow actual prices down as they should. That would really do nothing, because even if all of the assessed values decreased, the County would increase the millage to make up the difference. We currently have the lowest millage rate of any county in which I've lived, so increasing the millage, will be no big thing for the County.

I'm not sure they can jack the millage "as needed".At least I hope not!!
I think there are controls in place that make changing the millage difficult. At least thats the way it was where I came from. You just had to adjust the budget accordingly. A shortfall was a shortfall.
Its crazy here (FL)..friggin budget is determined by a bunch of fat cats and then its time to play "lets screw the property owners". When property values soar, there is nary a damn word said about all the excess revenue.
Just a lot of slopping at the trough!
My taxes for property in Okaloosa was almost 30% higher than in Walton. For the same dollar valuation.
WTF!
