This is a request on behalf of C.H. Holdings, Inc., to develop 24 townhomes and infrastructure on 3.2- acres at the north end of Beargrass Way within the Naturewalk at Seagrove PUD on the east side of CR-395.

At the previous TRC meeting on July 5, an existing resident of Naturewalk had voiced concerns about the project related to potential impacts of the townhomes on the adjacent Point Washington State Forest and on the existing residential community in the vicinity, including increased traffic and use of the townhomes for short-term rental. He also brought up the bridge that would be the access point for the proposed new development and questioned whether existing residents could count on the developer maintaining the bridge.

Stephen Schoen, who introduced the project, said that staff had requested information on whether the access roadway to the site is public or private.

Carpenter recommended continuing the project to allow time for questions to be answered related to right of access to the site via an existing platted neighborhood and whether residents of the development would be required to join the homeowners’ association for Naturewal—and also for South Walton Fire District comments to be received and addressed.

The request was continued to the Aug. 16 TRC meeting.
