Eden’s Landing at Point Washington

Artisan Development Group broke ground for Eden’s Landing, Point Washington’s first traditional neighborhood development, on Tuesday, taking the New Urbanism movement north of U.S. Highway 98.
The ceremony took place at the site on County Road 395, 1.5 miles north of U.S. Highway 98.
According to its developers, Eden’s Landing will maintain the small-town spirit of Point Washington, one of the first communities established in South Walton.
"We wanted to create a place where our neighbors can live and work conveniently near schools and businesses, but comfortably removed from the bustle of County Road 30A," said Artisan’s Susan Horn.
Horn and her husband, Peter, own Artisan Inc., a custom-contracting firm, and are two of five investors in Eden’s Landing. Leigh Ann and Murray Ross of Birmingham, Ala., and Cato Ellis of Memphis, Tenn., also bring years of sales, marketing and financial expertise to the project.
Susan said the partners are "enthusiastic about the development’s design code. In addition to honoring local vernacular architecture, the code will yield high-performance homes and businesses. Buildings at Eden’s Landing will cost less to operate and maintain, while providing greater comfort and reduced environmental impact. After studying every green building code we could find, we chose the Florida Green Building Coalition’s program. It was developed specifically for Florida’s climate and its point system offers homeowners enormous flexibility."
Other members of the Eden’s Landing team include architect Lourdes Reynafarje, who designed the town plan, and landscape architect Jake Ingram, who has codified the developers’ landscape vision.
Eden’s Landing will be a walkable, mixed-use neighborhood adjacent to Eden Gardens State Park. It will have 48 single-family homes, five duplexes, 11 town-homes, and nine commercial units with residential lofts on 12 acres.
In addition to green space, amenities will include a community pavilion, swimming pool and restored wetland preserve.
The town plan is designed in the spirit of the New Urbanist pedestrian movement with mixed use, townhomes, duplexes, residences above commercial, allowing different people with different incomes the opportunity to live there, said Horn.
"In Point Washington, there are no services. This will bring in commercial, so people won’t have to cross 98," said Peter.
Horn estimated that houses built at Eden’s Landing will range in size from an average of 1,500 – 2,000 square feet and sell for $150 a square foot. He said they will be constructed of wood on Hardy planks and be painted a "traditional Point Washington" palette, which he remembers as being white with dark green shutters. But he said there might also be light greens, tans, natural wood colors or shingle.

Calling that new urbanism doesn't quite cut it, does it? Sounds like marketing hype.
Either that or Duany Plater-Zyberk & Company is hurting for business. :laughing1
