Does this mean the State will be buying land from JOE?
A while back someone posted JOE's 2nd quarter results. In the Thread was an attachment of the Department of Transportation's plan to build a new access road from the new airport directly to Watersond North.

I woke up this morning with a thought. If the DOT access road is approved, doesn't that mean that the State will pay JOE for thousands of acres of land North of the intercoastal through eminent domain? Is the luck for JOE?
The best map of JOE holdings in the area I have found looks like it is all along the new route.

This looks genious for so many reasons.Last edited by AAbsolute; 11-16-2008 at 08:17 AM.

That new road would probably make the commute from WaterSound to the new airport about a short 15 - 20 minute roadtrip.

I'm pretty sure it's a 19 minute trip now. I just love the math of it all: JOE donates land for a new airport...JOE sells its land surrounding the airport to commercial endeavors....The State creates a new highway from the airport to JOE's largest neighborhood...The State buys 1,000's of acres from JOE for the highway.
That's one way to sell real estate in a depressed market.

I added five minutes from WaterSound and WaterSound West Beach - driving down 30A, cutting through Camp Creek Golf Course before crossing Hwy 98. From WaterSound North it is probably 19 minutes now.

I imagine JOE would benefit by having a new highway serving those 1,000's of unentitled acres as well.

"4.000 acre gift"
Yes there is a very definite plan to all this, it should be realized that nobody "gives" anybody 4,000 (four thousand) acres of land. Of course in the end,
everybody wins....however Joe has never been seen as a simpleton. This is an example of what you will see unfold many many times over the next few years.
The airport was a very very key deal for Joe, but an incredible investment for them with the "gift" of the 4,000 acres.
Not only the road that you discuss is owned by Joe but so is just about everyting else in the airport proximity.

And the "luck" you mention is not luck at all, just smart, skillful, planned hard work, "the harder I work, the luckier I get" type thing.

I don't see the state paying for the land. With cut backs and a very stretched budget I don't think the state is going to be buying that land. This is yet another project that will greatly benefit Joe and only a handful of others. I'm pretty sure that Joe wants this road built and with the economic hard times they will most likely "gift" the land again. The state will then pay for the actual road. People out of the area not in the know will just see a large road project with a low cost and won't scream. However throw a hefty price tag on that land and some people in Miami reading a newspaper in traffic might just have something to say about a road from an untested airport to a permanent population of approximately 15-20 thousand.

Wasn't there a transaction when Jeb Bush was leaving office where Joe was pre-paid by the state of florida for future land acquisition, but the property itself was "to be determined" sometime in the future...

It will be nirvana if they can get some good flights/carriers in. Schedules are pretty sparse - I really miss the AA flight from VPS to Chi-town at this time of year!
