    Alys--there goes the neighborhood??

    A home in Alys just closed at $1.35 million or about $569 per square foot. Although only a few houses have sold in Alys over the last 2 years or so, those that have were priced very high compared to many of the high end communities along 30A. Prices were bound to come down due to the lack of sales activity in this development and the "unusual" nature of the architecture. Alys will appeal to some, but it will not have the broad appeal of a Watercolor, Watersound, Seaside or Rosemary (and they will NEED broad appeal to sell the 800 plus planned units).

    I suspect this in the first in a long line of much reduced selling prices in Alys. The prices must come down for EBSCO to begin moving any appreciable inventory.

    I think Alys is awesome. Simple and Clean does not have to be expensive.

    All chuckling aside, I am a fan of Alys, love the effort. Ram was speaking to one of the architects about Alys' pre slump problemos and the first mention was the white roofs. Too much stark!     Was this sale from the developer or was it a resale? I think that Alys (EBSCO) is going to ride out the slump just fine. The prices on developer buildings and lots aren't going down. As far as appeal goes, it seems to have quite the appeal. Some people may just not want to buy a primary or even 2nd home in what is a giant construction zone. Perhaps EBSCO doesn't need to follow the typical developers model of sell sell sell to make up the loan taken out to develop. If you don't have to follow that business model then you can keep your prices at the level you want them. I don't see a fire sale at Alys anytime in the near or distant future.

    Alys is one of the prettiest communities around. A sale of $569 per square foot for non-beachfront isn't exactly a sign of the apocalypse IMO!

    Looks like this was a resale with the seller selling for about 300,000 less than original price.

    Year begin, there were 8 Alys Beachomes for sale starting $1.995 million and two at that price - 2180 and 2450 square feet. The most expensive home for sale in was five bedroom, six bath, 3060 square foot home priced at $2.998 million.
