Thanks to John & Smiling Joe for your positive comments. This really is a nice piece of property for the price. We feel very fortunate to be working with reasonable sellers. And we will certainly have to add SJ's comment in to our description.....thanks for the tip

On SJ's Google map, it looks like there is a UFO in my neighborhood.
Seriously, what the heck is that big white blob? (No, I didn't go sunbathing over there.)
btw, 25 Juniper would be a goodie.

Re: $249,500 ~ Pt Washington Home ~ Acre +
In defense of BC, I don't think she was bragging about selling her property. I think she was trying to make a comparison of her house that sold for alot less than the mobile home that was posted. I was actually in awe of the differences in the houses and the prices in which they both sold. Like she said "Location, Location".

Please also keep in mind that it is not so much the home that has the value but rather the fact that you get an Acre of land with location included

You get 'em KDW!! Yes, that's exactly what I was saying!
That's what I said, location, location, location There's no telling how much my house would have brought if it had been in another location.
Thank you O.L. we worked really hard doing alot of it ourselves. I'm not sad in the least!!! I can't wait to have a home without carpet, smaller and not log!!

Pt Washington Home ~ Acre +
Ok SoWal Folks,
We are asking for your feedback again on this one. The sellers are considering lowering the price of this property to $199,500. They really do need to sell. Is there anyone out there interested at this reduced price ???

Re: Pt Washington Home ~ Acre +
IMO they'll need to get under the market--instead of chasing the market down--in order to move this. My guess would be $170-175K tops--and jump on the first closest offer.
Problem is, they've kinda missed the boat for their target market (mobile homes) since NINJA and subprime mortgages have dried up considerably over the last 2 weeks. Moreover, it's going to be much more difficult now to convince a banker that $250 a sf for an 8 year old mobile home is a good credit risk.
A new era in real estate started in August '07--realtors and sellers need to go back to the drawing board and regroup.
