Lakeside at Blue Mtn.
Currently looking at possibly buying lot in above development. Any thoughts? Potential drawbacks about this development?

Lakeside seems to be a hot item right now, regarding interest from my buyers, with prices as low as $45,000. For a development that close to the beach, the price is right. Of course there are similar lots for sale for $300,000+, but the $50,000 range is a steal in my opinion. Being that close to a good amount of commercial in Redfish Village will also be a plus.
I believe the HOA is currently putting together the Architectural Review Committee, so people can start building.
Potential concern: As with many other developments all over the Country, if people are defaulting on their payments to their lender, they aren't likely paying their HOA dues, so some of the common elements of the development may go without maintenance. Fortunately, there are only a few common elements in Lakeside, with the largest expense probably being the small clubhouse with pool.

 Sounds like a good deal, can you build a home there for 150k?

That would be a very low end home. Do you mind vinyl or plywood flooring and very cheap fixtures and finishes? How about those fiberglass shower/tub inserts? Nothing wrong with any of the above, but I find that many people think about the resale factor when building a home, and those things don't help sell a home in a nice subdivision. When a prospective buyer is looking at homes, they will be comparing the cheaply built house to nice homes, and once you see the shiny features of the nicer house, it can be difficult to want to settle with the cheaply built house.

No.
I really like this hood and it appears to be strong on the books. The Design review is tough and do not feel a home for $150,000 will happen.

The rated doors & windows or rated shutters requirements are also pushing the price per sqr ft up - neither option is cheap and the insurance companies/county are pushing them.

For any people who know about building i have a question. lets say you build a nice home with hardwood,metal roof,all the top fixtures like kohler etc and a lot of deck space what are we talking per square foot to build?i always thought at least $150-$200 a square foot in walton county. so a 2000 square foot home would be $300k to build plus land. Is this correct?Also at lakeside at blue mountain how much were the lots at the highs? did they ever hit 250k? Thats a good hike to the beach and i think to say its in walking distance is bunk. its a good 12-15 minute walk from in the neighborhood to the beach . try carrying chairs and a cooler that far

You can build a quality home in the $150- $200 per foot price range in Walton County, you can even go a "little" cheaper and still have good quality. If you want specific fixtures and finishes expect to pay at the high end of this range. However, as a general rule, the smaller in overall size the higher the per foot price with the same quality. This is due to big ticket items like kitchens, baths, and mechanical systems costs being spread over a smaller amount of square footage (this works out up to the point you have add another bath or HVAC system - then it starts over). The two homes in this development that are finished probably cost a good deal more but were built several years ago.
You can use the Walton County Property Appraisers website to check the sale prices for any lot/home in the county.
The walk to the beach is do-able, somewhere in between a "stroll" and a "hike". I live a little further from the beach access in Ventana Dunes and only walk occasionally; it takes me about 10 minutes, but I walk pretty fast. If you throw your cooler and beach chairs in a little red wagon you might enjoy the walk.

ray, also remember that decking/porches are not included in htd/cld sq footage, but still costs money to build, requiring pilings, joists, decking, railing, screen, roof, electrical, etc, no sheet rock, but otherwise fairly similar in labor and materials.
Regarding walking distance, that depends on the location of the lot. If you are on the first loop to the right, there is a common space cut through to Redfish Village and from there, it is realistically, two blocks to the beach -- a far way to walk back from the beach with a wet, sandy crotch, but without the sand, the walk to the public access shouldn't take someone more than 5 minutes to walk (hands free). I agree that I wouldn't be hauling beach chairs, coolers, etc that far, but I could convert one of those bicycle baby carriers to a cooler/chair hauler and pedal over in no time from Lakeside.
