I am looking for an inexpensive lot in Blue Mountain Beach to build a small home. Around $120,000 would be nice. Does anyone have one???

You will have to go north of Hwy 98 to find one for $120K.

If you wait a little while there is a good chance that there will be many lots on 30A (even within 1/3 mile of beach) selling for that or less.

However, I would also be curious to know where you can get one now on 30A for $120,000 (within 1/3 mile of beach) or less that is not wetlands.

I agree with Hi. Be patient and you will likely be able to get a lot in the BMB area for $120k or less. There are several lots in the Village at Blue Mountain for under $190k and also a couple in Forest Lakes (correct name of the development????). These prices are likely to fall further with the large amount of inventory on the market. Or, you might want to put a $120k offer for one of these lots on the back of your business card (right Shelly) and see if the seller will bite.

Just my opinion, but I dont think you will ever see lots at $120k in Blue Mtn Beach. Those in Village at Blue Mtn are postage stamp size lots at best, but I doubt they will ever drop so far.

That said, you dont have to drive too far north to find nice lots for $70K-$80K, but they are north of Hwy 98.

BEWARE of wetlands. A lot of people will tell you in good faith, to the best of their knowledge, and according to surveys, that their lot is not wetlands. But we have tropical storms and hurricanes here that turn lots that are not classified as wetlands into wetlands during such storm events.

Be sure to look at flood maps at tha SoWal county annex and talk to a long-time local who knows the score.

We agree that we don't think you will see many lots dip below the $150,000 range - there are not alot of owners left that actually purchased years ago at incredible prices - so many folks bought when the market exploded and don't have the luxury of selling at low prices. Plus it's the beach - where in this country can you find beach lots at these prices?

There are plenty of recent sales that have been at a loss/significant loss to the sellers. Many sellers as they become more desperate will be forced to sell at a loss.

We took a drive through Forest Lakes and Village at Blue Mountain and there is a lot of stuff for sale in both developments.

I think Forest Lakes is beautiful but there are some drawbacks not to mention how far it is from the beach. The Forest dues per month are quite high per month and the roads are so small it appears as if they only built them for gulf carts.

I think there may soon be substantial bargains ahead in both these developments-- possibly even below $120,000 per lot. In fact I would not be shy about offering $100k now. But be careful-they might accept it!

We also ran across many other developments (too many to mention) with an abundance of "for sale" signs. More than a few 30A developments have the appearances of “investor disaster zones”.

Okay, you got me on that one. I just did a search on Forest Lakes. A lot, listed at $194K, went under contract in Oct '06, and closed in Dec at $120K :eek: mls#443191.

I recommended the business card route a long time ago....now I recommend you put the offer on the back of the card and tell them that the bid goes down by 5% each week they don't accept the offer. :cool:

A sign of the times. It probably won't get better until the huge amount of investor and builder owned inventory gets abosorbed by end users. More and more properties--especially lots and condos--will go for seemingly ridiculous prices compared to the high water marks of 2 years ago.

Mighty big difference between south of 30a and forrest lakes.

There must be 20 or more lots west of Eastern Lake for sale. You should drive through and call the realtors for the ones closest to 30A. At least some of the sellers might be getting motivated. I know it's not Blue Mountain, but you might wind up south of 30A. Check Dalton, Williams, May, and Brown streets.

I have a lot listed on Grayton Trail, south of 30A in Grayton Beach for $339,000. It's a beautiful lot in a great spot. Please let me know if I can help your friend.

There are plenty of lots under $400k in Cypress Dunes and several even under $200k. CD is beautiful with nice amenities, but no beach access even though it is south of 30A.

Let me rephrase--Cypress is between 30A and the gulf. ;-)

Personally, I don't necessarily see the big deal about north or south of 30A the way 30A twists and turns its way down the coast. In Watersound or around Easter Lake area, you can be south of 30A but almost half a mile or so from the ocean. While in Watercolor or near Gulf Place, you can be north of 30A and almost be able to throw a stone into the ocean.
