Hello,

I'm desperately trying to get information about The Preserve at Grayton Beach. They don't seem to have a website, or marketing materials of any kind. Does anyone have information about this development, and perhaps the name of the development company?

The reason may be because it sold out long ago, but there are resales happening.

The developer at one point was Mike McCormack, and may still be.

There are many realtors here that are intimate with the project. What specifically did you want to know?

Hi Kurt,

Thanks for your response. I'm looking for general information that you might find on a development's website, such as the architectural style, plat map, amenities. It's just odd that they don't have any sort of marketing materials at the development, or a website.

Guess I'll try to find the developer's phone number and ask him for this info.

It is not odd for developers from Destin to Appalachicola to not have a website featuring a new development. Typically, they have been selling out before they are publically announced. Creating a website for a development means more $$$ for the developer to shovel out. Granted, the costs are trivial compared to the lot prices, but still, why should they bother if it sells itself without the extra promotion?

This development features 2 pools and Clubhouses, tennis courts (I think), paved streets and underground utilities. That is what I can tell from the road. Presently, there are a few houses under construction. I will see if I can later post an arial of the hood.

Oh, I forgot to mention, they also have Beach access, even though it is a hike to get there, and they have an exercise room.

oops, I was not finished. The photo is from taken from over the Gulf looking north. The triangle of roads is the Preserve at Grayton. The Lake is between the Preserve and the Gulf. Lot sizes are going to be around 1/8 acre in size.

If you ask, I'll take a photo of the houses that are under construction so that you can see what they look like.

Maria,

You know how some people come to the beach and have 3 days to buy something . . .?

I've had several developers over the years contact me for a quote on a web site and when I follow up they've already sold out. Now I usually give them advice instead of a quote, unless it's a very large project or some other special circumstances.

As of today there are roughly 10 lots listed in the MLS for the Preserve. Prices range from 440K to 550K.

There's also a condo/townhouse development in the works that is also part of the Preserve. I believe those are two and three bedroom units. I've also seen one or more of those recently in MLS.
