Anyone interested in 2 Gulf View Heights lots?
These lots are currently the lowest priced in the Subdivision.
5% discount available if purchasing both lots.

These 2 lovely wooded lots sit back to back in a prime location. One lot is actually located on Birch Street while the other lot backs up to it on Maple Street. The lots are across the street from the Scenic 30A and also abut the northside of the lovely new coastal subdivision of Draper Lake. These 2 lots are just a short walk or bike ride down to the Gulfview Heights Deeded Beach Access where you will find a boardwalk leading to the beautiful beaches, an outside shower for rinsing off the sand, picnic tables and restrooms. The neighborhood also offers easy access to the 18 mile 30A Bike Path and is within walking distance to many local restaurants such as Café Tango, Goatfeathers and Snapperheads. Hello all,

We've had these lots listed for a while now and we've not had any real prospects. We think they are priced very well - under others in the neighborhood - and are in a great location that practically fronts the 30A. We know the market has slowed but are just wondering if anyone has any other opinions of why they are not getting alot of attention. Thanks in advance for your time and thoughts.

Quite simply, there are just lots of lots.

Clearly the main market for lots over the past couple years had been investors selling to each other--now that price appreciation has flattened and/or heading down the game is over and investors have moved on to the "next thing." We're in the soft landing stage now (according to FAR).

Try the Dutch Auction thing: Start at $264,400 and knock $1000 per week off--someone will eventually bite.

I believe it has more to do with construction costs right now, hence why people are looking at single family homes vs. lots.
I also was told there are about 23 lots in Gulfview Heights for sale right now.

If you can hang on to them, I would.

We agree with both points discussed. There are lots of lots. Dutch Auction sounds like a good idea ... though we are not certain the seller would like it .... but who knows .... perhaps they would .... you never know until you ask ... good advice though .... thanks for sharing .....
we also realize the costs of construction ... and know that is certainly a factor .... but the lots are such a good price ... iwish we had the money to buy them ourselves .... we love this neighborhood ....

They are well priced. I love the neighborhood too, and if I didn't have an overpriced lot already in there, I would buy one :biggrin:
