ATTACHED PICTURES TELL THE STORY BEST. Custom built 3BR 2BA cottage is nestled on 1.4 acres of moss draped oaks and tall South Walton pines. Home lies 350' back from road for extraordinary scenery and privacy. Allison Ramsey Architects design (they've done several homes in WaterColor) was completed December 2004, and features 30' vaulted wood ceilings with exposed cedar beams. Also, heart pine floors, custom lighting fixtures including huge antique chandalier, unique travertine kitchen countertops, custom kitchen cabinets, whirlpool and separate shower in master -- list goes on and on.

Price is under market at $585K. Two comparable homes have sold within last 60 days, one next door and other around corner in "The Woods", both at $600K. Two comparable lots in this subdivision (Bayou Creek Estates) have sold within last year at $378K and $455K. I think those were investor sales at peak of market, and lot is probably really worth about $350K. Assuming that, you're getting house for $235K, which is less than what it cost me to build it a little over a year ago.

Please take a look at attached pics. I am owner, and am also a licensed (but non-practicing) FL Broker. I do have it on mls, number is 421255. I would appreciate any feedback and interest.

Flooring was purchased and installed by Seashore Floors, located in old Santa Rosa off of North 393. It's heart pine and is of varying widths (from 1" to 5") to create a sort of rustic feel.
