Recently while eating breakfast in Bruce Fl, I was told a International airport was under construction between Panama City and Destin near State Road 20. Also, that Tribal Indians were trying to get the go-ahead on a Casino. I am a Condo owner in Destin and would appeciate any info on these rumors.

Airport - More than likely, except it will be north of Inlet Beach
Casino - Extremely doubtful
And just out of curiosity, what exactly are "Tribal Indians?"

Casino? I have not heard about the Indian Casino, but you can currently gamble on dogs and play Texas Hold 'em at the dog tracks, just up the street in Ebro.
JB is not far off base on the location. It will be north of RiverCamps (a JOE company), east of Hwy 79, South of Hwy 20 and north of the Bay.
Joe, I think I remember someone posted that upon completion, they would build a four-lane parkway from the airport straight into Seagrove Beach. Was I just imagining this? If true, I cannot think of a more horrific scenario for the area.

You were not completely dreaming. I have mentioned, and I think Kurt also mentioned the likely hood of JOE building a bridge across the Intercoastal which would take people directly from the airport thru WaterSound North so that people would have direct access to JOE's property all the way to the beach. That is just a guess on my part, but a fairly logical one given a little time to do so. I did not mention a four lane, but I could see that too, happening down the road.

I've heard the bridge across the Intercoastal story too, and no doubt JOE has the pockets to do it. That would be a massive undertaking...keeping in mind that the Bunker/Steele Field/Pine Log communities tend to flood extremely easily...great fishing, though!
As far as Indians...I haven't heard of a casino, and certainly we don't have a reservation here as South Florida does, but Bruce is the home of the local Creek Indian tribe so it's quite interesting you heard that there. It has only been within the last twenty years or so that our local Indian population has gone public. It is my understanding that several generations of today's members grew up hiding their Indian heritage in order to get work and avoid discrimination.

No kin, my name is Copeland from Georgia, Bruce Cafe has the best breakfast on Hwy 20, recommend...sweet potato pancakes.

FYI - the cost of constructing a road from Hwy 79 directly to hwy 98, and a bridge to make it happen would be pennies on the dollar compared to the prices they will get for the lots along the way. Currently, there is not an residential intercoastal development in the area and JOE owns all of the land on both sides from Peach Creek area through Lake Powell. I smell potential for commercial along the roadsides, too. Without the roads and bridge, this property would not be nearly as pricey as it will be with them.

Joe is not building the road, but JOE may. ;-) Just playing with you Bob. You are very correct in your above statement.
Does anyone get the feeling that many of Shelly's posts from the past are ringing true today? Along the way, you may notice that I agree with some of Shelly's overall big picture of the short term RE market in this area, but for the true picture of the long term, I think we need to step back from the subject a few steps. Picture this area five years from now. What about ten years? I am a long termer, and I see much growth over the next few years. Earlier today, while driving back from Freeport, I was picturing the vacant land being filled with stores like Hwy 98 in Destin. It is hard to conceptualize in some ways, but when I think about where other similar towns were 10 years ago, it suddenly becomes easy to see.
Speaking of housing, on that same drive, I allowed myself to dream of the what if I had won the powerball with the ticket purchased for me by peapod1980. After splitting the winnings with her, and sharing my half with some other folks close to my heart, for a moment, I thought about how cool it would be to buy some commercial property with great Gulf views, build a small swimsuit casual bar and grill, and build some funn housing near the Bay to house all of the staff for very cheap rent. Oh well, that was a quick thought.

20 will be a 4 lane, real estate between 20 and the bay, 311 and 79 is where it's going to get hot.

Joe, one doesn't need to look at "similar" towns--do you remember what this area looked like just 10 years ago--and what it's become?
BTW great site for the affordable housing allowance...maybe Jeb needs to tack on a "developer's premium" charged to builders in the state to beef up this fund.

This is an issue I deal with in my business. There is Tribal gaming either operating or in the works in a majority of the States. The BIA and individual states work together to arrive at the ground rules (called a "compact").
Generally pretty broad in terms of what is considered "tribal land" and a "tribe". Would not be surprised one bit to see major Tribal gaming in the Panhandle at some point. Look at Biloxi, Gulfport, etc.
And the existing FL tribal casinos are doing very well:

Is Trump an Indian? I understand he and much of the Vegas connection have a crapload of property in Biloxi under contract.
Casinos will more than likely show up in the panhandle. Who knows from where they will get there employees. Perhaps if the casinos go into PCB, there will be more service staff, for a while at least. Ebro and Bruce may also become more hot spots.

Now that the MS law changed post-Katrina to permit land-based gaming (within 800' of mean high tide boundary), Biloxi will be rebuilt much more upscale than before.

I fear that the new airport will inject international $$$ into the area which will only serve to stimulate the insane prices we see now.
