La Pensione Bed & Breakfast at Rosemary Beach is for sale. http://www.rosemarybeach.com/realestate/home_interior.asp?CottageID=250&i=t&ImageID=250_72&search=1,All,All,All,All
The asking price is 5.6 million. Any ideas on the yearly income this piece of property generates?

I don't know but know someone that might so I'll ask about it tomorrow and if I find out anything you'll hear it. I think that it has been "unoffcially" for sale for a while now (could be wrong just going on hearsay). I can't imagine that the income would be great. I actually stayed there once, but will not express my opinion either way. They had just opened and I am sure they were not operating at their potential. It only has what 7 or 8 guestrooms? It is a good concept but man $5.6 million. Don't know what F&B would bring in but you'd have to rent those rooms several times a day for that price.

Not really - I know it probably sounded that way but I was giving my opinion based on number of guestrooms (because at the time I had no idea what the restaurant was bringing in). When I stayed there, they actually had not completed everthing but went ahead and allowed a few of us to rent rooms for one night for an event that we were in the area for. No way to really form an opinion on service and they were not fully prepared to serve meals.
Since posting that I heard that the restaurant does about $500,000 but still don't know what kind of room revenues they do. And this is just what I heard - I have no way of knowing this for sure.

:floor: You got it. You always seem to. But just for the record EVERYONE, I meant it sarcastically.

If I should be so bold...what rate were they charging for the night and did it include breakfast?
I must say--the owners did outdo themselves replicating the look of a "basic" European room.

Shelly I don't mind you asking at all, but gosh that has been, what four or five years ago. I really can't remember :idontno: Sorry.
