Sorry, but I didn't understand your shorthand. Where is the house located? Need lots more infor before answering your question.
All the prices sound high to me......

Local realtors (three of them in the past two weeks) report increased activity for single-family homes in South Walton. Three big ticket houses just went under contract for asking price or close. This is what I am told and have seen sale reports on two of them.

If it is in Old Grayton and on the lake it is worth a lot more than that.
Usually when you hear "boat to the beach" then it is in the Lakeplace, which has community lake access, and is a very long walk to the beach. I think the price is in the ballpark for the Lakepace for a home that's not waterfront or water view.
We have board members who live in Grayton and the Lakeplace, and Realtors, who would know better than me, but they will need more specifics.
so kurt or anyone with market knowledge what do you think the housing market growth will be in grayton over the next 36 months ?

My crystal ball is on loan, but I've checked sources and heard that it is most likely. http://8ball.ofb.net/lame.html

If you get an answer, be certain to avoid that person like a used shoe salesman. They smell fishy. ;-)
