Inform RiverOtter that it is not the fake rocks that cause injury, yet it is the hard concrete onto which you fall, unless of course your fall is lessend by 24 inches of water.
These homes will definitely be second home rentals.

So....for all you locals out there......what neighborhood(s) do I need to look at if I have two otters.....uh, boys.....at Butler & need some friendly kids to play with?

Kids are scattered around here, but the little Otters will make school friends, whether or not they are in your neighborhood.
It's hard to name many "family" neighborhoods. There are quite a few families in Gulf Place, but the homes are $1mil+.
Most people head to the beach or other gathering spots everyday during season. There are always concerts, films, etc.
In the offseason, there are still plenty of activitites.

Sea Dunes (Dune Allen Beach) off Allen Loop is Florida Cottage Style homes with no short term rentals - nice area.

Sorry, I should've put the Cypress Breeze thread in the real estate section.
So I checked Gulf Place they are beautiful but a little out of our range:(
Only one house for sale in Sea Dunes & it's too small.
Are there any other places that have no short-term rentals?

You might check out the bay side area north of the new hospital. Lots of newer construction going in there, and generally not as pricey as being on 30-A proper. Yeah, it's mostly tract houses, but Adams Homes has a reputation for building reasonably well, and since it's new construction, they're built under a tougher code standard than something from the 70s.

One thing to keep in mind is that houses in non-rental neighborhoods don't appreciate as fast as rentals, but at the same time non-rental houses are less expensive.
One place to look is SeaBreeze which is in Camp Creek. It is non-rental and relatively reasonably priced. It is within walking distance to the beach and very quiet. There aren't a ton of kids because most homeowners are retired, but the general area from Camp Creek Lake to Inlet Beach is pretty much like one big neighborhood and there are many kids in this area. Flamingo Village next to Butler is another place to look. Grove by The Sea in Seagrove has some nices houses. It is rental, but there are several full-time families there and it is close to the beach. There are a lot of kids in Point Washington and that area is close to Bay Elementary school and not too far from the ball fields.
Since all the full-timers are spread out, we make friends through school and church more than in our neighborhoods.

The hospital area ones are Driftwood, and I think Mack Bayou something-or-other. Today would actually be a good time to be driving around since you'd get an idea of which areas might have drainage issues.

Yes, perhaps, but you may have to swim into the front door because they are built on concrete slabs.

I agree with Camp Creek Kid regarding the appreciation and demand for non short term Rental communities. Seabreeze is a prime example.
I'd look to area 17 (west end) for the best buys and I think that it's got to come up in value to the east end with all the development in Blue
Mountain.
I sold an almost new 2 story cottage 1800 ft sq today on Spotted Dolphin for $579K. It's even got plans and a slab already poured for a carriage house. Spotted Dolphin is part of Beach Highlands at the end of North Bishop. They are paving North Bishop and the lots and homes have a lot of woodsy green space and buffers between them. Almost a watercolor feel without the amenities and St Joe. It's a pretty quick bicycle ride to the dedicated beach access and the majority of the people are at least partial residents.
There's also still some pretty reasonable homes in Dune Allen. Shortline Estates has a nice little cottage now listed for $495K. Of course the road isn't broken through to the beach yet but I've heard it's been approved. Again mostly residents there.

Yes I guess they built it crazy so that it would be a big attraction even though it's quite a ways from the beach.
