Why do you have property there? Or do you mean Spring is coming on?

So you got a preconstruction? Can you help a brother out? No doubt it will pay off.

Any updates on the status of the DPZ project in Freeport? Other than what I found on DPZ's web site haven't heard anything about it.

http://www.dpz.com/news_current_charrettes.htm

Freeport, FL – Owl’s Head

The Owl’s Head property comprises 7,000 acres of agricultural land recently annexed into the City of Freeport, Florida, at its northeastern limits. The DPZ team designed a master plan for 839 acres, the only portion of the site currently approved and intended for development. This new community will be made up of six neighborhoods and one town center, each of which will have its own distinctive amenities, character, and urban intensity. At completion, the first phase will include up to 2,296 housing units and a wide variety of commercial and civic uses. In addition to offering a healthy mix of uses, the plan takes great care to preserve and enhance the natural beauty of the site, which is blessed with a number of unique and striking features—spectacular steepheads, dramatic crevices and streams, and stunningly blue lakes.

They're all around really. South of 20 on 331, East of 331 on 20, West of 331 on 20, and North of 20 on 331. All of it is being bought up now and by the time the 4-laning starts (planning stages now), building will be cranking.

Two 50 acre parcels just East of town on 20 just went up for sale for about $10mil each.

Regarding Owl's Head, when speaking with one of the owners this week, he stated that they hoped to start pushing some dirt around in June or July to begin the golf course. The course will be under construction for at least 1 yr.

I drove by there yesterday and looked out and imagined the golf course and 4400 homes.

How many homes will there be at buildout?

Soon we may have our own Publix! This place is just about to explode. The Miller Group just sold out the first phase of lots on a "Watercolor-like" neighborhood just south of 20 on 331. Jay Odum's place is starting to come along; the entrance is nearing completion. Windswept keeps raising the home prices- people will even move to Bruce to live on a golf course! Prices are catching up, but as with all real estate, the time to buy is now. I love Freeport, but take a good look now, because it is changing quick.

BTW, my Mallet Bayou home is for sale, just don't know if I want to leave:)

It may be soon, but at the moment, Publix has no interest in buying property in Freeport. They want to see population numbers much higher. I guess they don't care that they will have to pay 10X the price 3 years in the future.
