Anyone who’s been around numbers can tell you — sometimes they mean different things to different people.
But when it comes to the state of the housing market on the Emerald Coast, two sets of figures offer a stark reality.
In January, home foreclosures in the region nearly equaled single-family home sales.
And there actually were more foreclosures in January than single-family sales in Walton County, according to county records and information from Metro Market Trends Inc...

The foreclosure fairy was in Seacrest Beach Friday. He had a huge Rubbermaid storage bin full of foreclosure notices to serve. He was starting on the east end of 30A and heading west. It looked like he had quite a bit of work ahead of him that day.:eek:

I question where the data came from. :idontno:
According to the Walton County Clerk of Courts, there were 24 Certificates of Title issued in January. A cerrtificate is issued when the lender receives title to the property from foreclosurer. There were 16 foreclosure judgments filed. The judgment is the 30 day notice prior to the actual courthouse auction. The sales number also seems to be off; there were 160 warranty deeds filed with a value greater than $100,000. There were 252 sales with the price greater than $10.

Monday Feb. 25th NWF Daily News (Metro Market trends) graph shows 114 Foreclosures and 104 home sales. The Real Trend Report from 2/16 Walton Sun had a line listing the total January foreclosures at 9 with a note that said "Foreclosures do not include transactions which are 70 cent or minimum doc stamp transfers." What gives?
By the way 104 was also the number of dsf sales noted.
