It's really difficult to find listings in a specific neighborhood. If anyone is familiar with Gulf Place and could provide MLS# or links to houses in Gulf Place, I'd be most grateful!

I am a Realtor who has lived in Lake Place for the past 4 years. There are several properties actively for sale in the neighborhood and I know of a few others that are not currently listed but could be for sale. I'm curious, how did you find out about Lake Place? It's one of the best kept secrets on 30A!

Here are the updated current active listings in Lakeplace; the buyer's financing for my listing fell through and it is now back on the market. :bang:

I perused thru those listing, very nice all, my Q is MLS 476957, it's price jumps out to me and I could use some valuation education. :idontno:
First off, hasn't there been a level to downward movement in area home prices since Jan 2007. In the past 5 years did that home really double in value. Was that home undervalued at the time of last sale. If I could understand how homes were, and for that matter are valued today in So Wal I will most likely make a decision when to re-start our look for a second home. Each time I take that look, I get a different aspect on what is true value. As an FYI, Personal Opinion, no way no how did any home ever double in value in 3 years, and stick. Ok, maybe if gold was descovered on the property.

I am not the listing agent on that home so can't speak with too much specific information. However, I do know that the owners have put quite a bit of work in the property since they purchased the property 5 years ago.

BeachKing, There is most definitely a way that a home doubled in price in three years and stuck. Actually, it went up in value more than double, and would now be back to just slightly above double the original price three years later, if it were for sale. I know this because it was my house. I think if you look back at the history of homes sold in 2002, they are still selling for double or more than what people paid in 2002, in most cases. Now that is a six year period I know, but they were double or more within three years from the purchase in 2002.
I'm with Garner, in my thoughts that Lake Place may be one of the coolest developments down here, and it is never even seen by most people.

curious why they list Van R. Butler as the elementary school. When we moved here - we called the school & they said everything west of 393 is Butler, everything east is Bay. I know in Walton you can go to any school - but they don't offer bus service unless you are in their zone.

I haven't looked at the listing you mention, but I can tell you that most people without kids in school aren't sure what neighborhoods go to which school, yet in the MLS, you have to select a school.

I'm sure most people don't know about Bannerman either. A gate on the side of the road that looks like one private house probably helps. :biggrin:
