I need some quality advice desperately! My husband and I are currently in Gulf Breeze, but need to move over to Santa Rosa Beach...My husband works there so the commute is terrible! We are looking to buy a lot, preferably in a subdivision (we have kids!) We have been searching in the Point Washington area and also in the 30a area. Of course we would rather be in the 30a area, because of the appreciation, but we have to watch our price range. We plan on spending around 120 for a lot, and where we don't have to spend 600 to build the home. (so watercolor/watersound is out of the picture!) :) I have looked at Forrest-Lake, and I am not sure if this is going to be more rentals, or residential...I am also unsure what their goals are as far as what you need to spend building the home. Basically we need a lot where we can build a 3-400,000 home with a pool without being a rental neighborhood. I am not opposed to going to point washington area, but would like to be in a subdivision with a pool. Any advice?
Thanks!

I just PM'd you. I think Point Washington is a terrific choice, especially since you have children. Do you have to build or would you consider looking at a resale?

My husband is in the business and we are dead set on building our own home. He is also big on covenants and restrictions, so he wants to be somewhere where its all florida cottage style homes...We have been working with a realtor, so we were able to see many of the lots on point washington over the weekend. They were nice, but we really want to be in a subdivision with covenants and restrictions. We have looked at Grayton Bayou, and a new subdivision called audobon. We were interested in audobon, but afraid that it would be too contemporary for our liking. We really would like to be on 30a, unless they build the perfection subdivision in point washington.

Lots of places have covenants and restrictions, but don't necessarily enforce them (in one extreme example I thought I had the wrong covenants/restrictions because EVERY house in the subdivision severely violated them) and I think the ones that do will have quite a few rentals in them or will be outside your preferred price point.

Maybe the West end of 30-A would work for you? Close to the school and 98. :idontno:

There are several development's in Pt. Washington that have C&A"s and may not have a community pool but the lots are half an acre.

We have a great lot at 109,000 in Bayshore Pines. Great little area of what will be new homes. Miramar location though so you about 5 minutes from SRB.

We have a home going up for sale in Point Washington. Only two years old. Tons of kids in the neighborhood, our own bayfront park with a gazebo and dock. Two year old house with carriage house and almost an acre of land. Let me know if you need more information. Great price!!!!!!!!!
