Does anyone know the average cost per square foot to build in south walton for higher end homes . Seems like it would have come down by now with down turn. I know it was pretty high like $300 to 400 at one time in some communities.

Varies greatly depending on where you build, how big a house, what are your finishes, materials for exterior envelope (CMU or wood, etc...) - you are correct that subs are more competitive right now and this is translating into better prices for Owners - prices here can probably be as low as $180/s.f and go up and up from there......

I think the cost you listed is the price to build plus the land.

I'm waiting for $150/sq ft..concrete /foam and tile.Things may be getting even lower in 2008.

The only material cost that I see on the minus side is framing lumber.
Everything else, especially materials that are heavy and incur large trucking expenses are going way up (concrete, roofing tiles, ceramic tile etc.)
True the labor is more available. What do you think will happen to the labor market when the new airport is announced? My guess is that once again, the labor will be far less available and far more expensive. So you can wait until 150 psf if you want, I think that is wishful thinking.

be with the runway numbers and flight paths?

The new airport will be located on 4000 (four thousand) acres approximately 5 miles east of SR 79, on the CR 388. There are plans for re-routing CR 388 to accompany Walton County users. The exact location is very firm and is as stated above. Flight paths can be inferred from looking at the airport tract probably will be north-south. Possibly only 1700 acres will be initially cleared but that is unclear at this time.
