I have a great listing in Miramar Beach. It is listed at $378,000. The owner bought it in August or $400,000 and it appraised at that time for $430,000. He is looking to move it quickly. It's a vey cute home! It was built in 2002 and has only had 1 owner. The entire inside of the home has been repainted by new owner. The home backs up to a preserve and is very private. you mean 2 owners, right? the one that bought it in 2002, and the one that bought it in Aug '06.

Yes, thank you for the correction. I meant to say that it has only been occupied by one family. The house is not being occupied by the 2nd owner.

So ... does that make him the "Robinhood" flipper? ... buy it for $400K, paint the place, then list it for $378K ...

I believe that Bob smells dog sh*t, and is suggesting that we check the bottom of our shoes for the source of the odor.
I would bet that the "this was part of a larger real estate transaction - yadda, yadda, yadda - he paid $400K" may be where the smell is emanating from.
Did I get that right, Bob?

Sorry, I didn't catch part of your post. There was another home purchased in the deal. Although, as you can see from the records, he did pay $400,000.

WoW! Thanks Bob for your kind words towards agents. Josh seems to be working hard and trying to make something happen. I do not know why some have problems with that. I and many others on here are in the business of selling Real Estate. It is what we do to feed our families. When we post a product we get attacked. Often by someone who has no clue of the product or what they are even talking about.

Price reduced to $349,000!! That's only $154 a square foot and by far the best price in the area.

I took a peak at that site and see you've borrowed some images I created for C21 Beach for Cypress Breeze Plantation. You better be careful using copyrighted images without permission...you should speak to whoever created that site for you and either have them submit proper requests for use or remove them.
